Maid Service

Puamana/Homes; owners pay for the checkout cleaning only (minimum 5 nights) Condos; owners pay for the checkout cleaning (minimum 5 nights) and one(1) mid stay service (minimum 7 nights). Additional maid service is available at cost. Your unit will be prepared for your arrival including linens, two sets of towels per person, starter kitchen and bathroom amenities, i.e.: dish washing liquid, dishwasher soap, paper towels, soap and toilet paper are provided but not replenished. **Beach towels are not provided**

Reservation Guarantee

WRMCI cannot absolutely guarantee specific reserved unit numbers or accommodations. WRMCI reserves the right to substitute alternate accommodations of similar type up to and including the day of arrival. All reservations are subject to change or cancellation for reasons including but not limited to strikes, owners request, sale of unit, changes in State or County Laws, acts of God, or failure of guests to vacate as scheduled.

Pests

Although the owners and property Associations hire professional pest control services your experience in the tropics may include pests, which cannot be completely controlled, such as insects, rodents, and friendly geckos. You may also experience dangerous ocean conditions, strong sun and security issues. There are no lifeguards at the pools or beaches. We ask that you be aware of your surroundings and take appropriate precautions. **WRMCI is not responsible or liable for any issues relating to but not limited to pests, health, and security or lost and stolen items that may occur during or after your stay. **

Registration

The party signing this agreement must register with the Front Desk or Office during business hours and be the responsible occupant for the entire term of the agreement. Most properties charge “registration, key service, or parking fees.” Such fees are set by the individual properties and not WRMCI. You are subject to and liable for these charges, in most cases they are not included in your rate and may change with or without notice. PUAMANA guests only: You must register at the clubhouse and pick up your parking pass and pedestrian gate code. The Puamana Registration Fee must be paid at the clubhouse: $10/day + tax ($100 + tax maximum). The second car is $10 + tax. Two-car maximum. Please check the web page for the property you are booking for occupancy limits or special instructions regarding parking; there are some properties with a one-car maximum.

Smoking Policy

State Law prohibits Smoking in all areas open to the public that include, but are not limited to restrooms, lobbies, reception areas, hallways, bars, vacation rental rooms & lanais, restaurants, retail service establishments and retail stores. Thus all of our accommodations are Non-Smoking.

Extra Person Charges

Rates loaded are for up to 13 guests. Each additional guest up to a maximum of 17 is $50.00/person/day.

Pool and hot tub closures

The Pool and Hot Tubs are closed until 5/23/2014.

Spa Closures

Spa Anjali is closed for renovations until June 15, 2014. We will be offering treatments in a suite on-property until that time. Guests will enjoy discounts on their treatments with the same excellent therapists.

Market Closures

The Market has been closed permanently. We are replacing it with a larger breakfast and lunch restaurant that will accommodate more guests for the morning hours. This is going to be an excellent change for our guests during busy periods. During the fall off-season, we will close The Lift and it will be replaced by a Starbucks.

Royal Kahana Tree Trimming

May 12, 2014, Trimming Autograph trees around the pool, will be closing the pool for the day while we are trimming the trees.

Pikake- Window replacement project

As of 4/14/14 Pikake- Window replacement project: Starting Monday June 16 thru July 2nd 2014 This is the schedule for units as close as we can get it: A5 on June 16th A4 on June 17th A3 on June 18th A2 on June 19th A1 and B1 sidelite (next to sliders) and side windows June 19th through June 24th B2 on June 25th B3 on June 26th B5 on June 27th A6 and B6 June 27th through July 2nd 2014 Please keep in mind that if the work goes smooth we may get a day ahead but if there be an unforeseen problem along the way we may get a day or so behind. As far as construction noise there will be some, intermittent, and really very light.

Papakea Beach Resort Spalling Project

Spalling Project April 2013 thru November 3, 2014 Work hours are Mon-Fri 8am to 5pm. They are able to work on Saturdays with approval from the AOAO. Spalling project is scheduled to began on April 2012 and will continue as a 2 year project with an estimated end date of September 2014. The project involves removing all lanai railings, existing flooring on lanais, spalling repairs (concrete surface of building), water proofing, installing new lanai railings and painting. Following is a schedule with estimated dates in which each building will be affected: CONSTRUCTION PHASE 3 Building E 4/21/14-7/28/14 (99 days) Building G 6/6/14-9/12/14 (99 days) Building F 7/29/14-11/3/14 (98 days)

Mahana Resort Spalling

The work on the building exterior: spalling, painting, and associated contaminants mitigation will commence on or about March 24th starting at the south end of the Lanai Building impacted units in stacks 17-18-19. Work will proceed Northward at the rate of about 1 stack every 10 to 14 days. Guests, owners and residents will, unfortunately, be impacted. Next week the AOAO will provide a more precise time schedule so owners and rental agents can forewarn guests. AOAO will do their best to keep everyone updated on construction schedules. This effort will involve some disruptions to rental activities due to spalling repairs and guests may be aware that asbestos mitigation is underway during their stay depending on the location of your unit and where work is underway. Typically, 1 to 3 stacks will be involved at any point in time Construction will be limited to the hours from 9am to 4pm Monday through Friday. Work is scheduled to be completed within 180 calendar however weather and unforeseen spalling or delamination could extend the effort timeline. AOAO is striving to complete this effort before Fall high season. The long-delayed work on the spalling, coatings contaminants mitigation, and painting will commence March 24th, starting with the south end of the Lanai Building and moving northward. Commencement of this effort was delayed due to Maui County permit acquisition issues, which also delayed notification to owners about when the work would commence. The project will include: Spalling: our typical, periodic spalling work. This is the effort that creates noise and disturbance to owners and guests, depending on where repairs need to be made. Coatings contaminant mitigation: If contaminants are present where spalling or delamination occurs, comprehensive mitigation and containment will be done. Painting plus coating remediation where delamination is found: This part of the effort involves "rollers" and should not be a significant source of noise-based disturbance. Kapalua Golf Villas: Remediation Project

Property Remediation Project Now thru June 2014 Construction will take place from Apr 2012 thru June 2014. Types of repairs to be completed in this timeframe will include but not be limited to: wood siding replaced, stucco repair, dry rot repair, termite spot treatment, gutter/downspout, drainage and roofing repairs. Painting the buildings and re-landscaping to some extent will also occur. Noise, dust and construction equipment will be present. Expect delays to this schedule. Kahana Reef

The Kahana Reef Board of Directors has determined that the replacement and/or refurbishment of all the cast iron drain pipes must be done due to age and deterioration. This includes all horizontals, verticals and shower, bathroom sink and toilet connectors. The work will be scheduled and completed 2 stacks at a time. Work will begin on the first set of stacks approximately May 1, 2014. The order of stacks is determined by condition. The worst condition drain pipes being fixed first, and so on, barring any emergency. Access to these cast iron drains is through the interior of the individual units. There will be detailed information provided by the end of January. This information will address the scope of access based upon specific floors. Not all floors require the same scope of access. The fourth floor requires the least amount of access, the third and second floors require equal amounts of access (but more than the fourth floor and less than the first floor) and the first floor requires the most amount of access. Future information will also address stack scheduling, estimated time of project, water shut off info, effected home use, etc. Information will be given on what to expect from the project and the Homeowners Association.

Solar Hot Water Project

Kihei Akahi, will be undergoing a Solar Hot Water Project from April 15th to June 27th, 2014. The construction project is being done in the C & D buildings. No jack hammer or excessive loud noise is expected. Work performed via crane and mainly by the elevator shafts. They will give a 48 hour notice for water or gas shut offs, which looks like (2) target dates of June 18th and June 25th, probably 9am to 2pm. The notice listed above isolates this project to specified buildings. All adjacent buildings are unaffected by this Solar project. The property management has taken all necessary precaution not to inconvenience guests staying at the property, and any possible compensation to guest will be dealt with on a case by case basis. We realize that the current project may affect your guests decision to stay at the Kihei Akahi . Sugar Beach Parking Lot Project

Sugar Beach Resort will be repaving both the Plantation and Mill Building parking lots.
This project will begin on Monday, 5-12-14 and run through Friday 5-23-14. They estimate the work to last 3 days for the Plantation Building parking lot, and 7 days for the Mill Building lower parking lot.
During the repaving project all guest staying at Sugar Beach Resort will need to use the parking lot on the opposite side.
We will do our utmost to keep the inconveniences at a minimum, and we will deal directly with any possible guest affected by the disruption on a case by case basis.
I thank you for your understanding as we continue to improve and upgrade the Sugar Beach Resort.

Island Sands Resort Road Work

Island Sands Resort is currently affected by current road work that is being done on Hauoli Street. Due to the road work, traffic is being re-routed. The parking lot at Island Sands is open; however guest must use an alternate entrance.
Other upcoming work will include work on the culvert next to the Island Sands property that will begin mid-May. The Completion date has not been given yet.
Also the elevator will have work done starting June 16th to October 2014. During this work just one elevator will be in service. I will send an update to the elevator project when a completion date is given, and more details are known.
We will do our utmost to keep the inconveniences at a minimum, and we will deal directly with any possible guest affected by the above disruption on a case by case basis.

Check in Fees Maui Kaanapali Villas

Guests will be charged a facility fee in the amount of $15.00 + tax per day and a $40.00 check in fee.

Pet Friendly and Pet Fees

We welcome dogs of all sizes (limit 2 per room) and this fee allows us to ensure that the room is properly cleaned for the next guest. We love offering our Heavenly Dog Beds and Bowls to guests, so that they don’t need to bring things from home to ensure their furry friend’s comfort.

Pet fees are $25.00 per night.

Hale Kai O'Kihei Walkway Renovation

Kihei property management has begun work to the walkways in front of the ground floor units. I apologize for the last minute notification. The Futura Stone on the walkway is being removed and upgraded. Work begun on 6-6-14 and is expected to run to 7-25-14.

Guest will have access to their condo however guest staying on the ground floor may experience some intermittent noise.

Hololani Beach Resort Ongoing Shoreline Repairs and Maintenance

HOLOLANI BEACH RESORT:  Ongoing shoreline repairs and maintenance.  

Disclaimer: During our winter months, depending on the weather and high tides, you may notice that we sometimes have less beach. Due to an unsafe sea wall condition we have no beach access on the property and we strongly recommend you use an alternative beach access within walking distance for most.

Kihei Akahi Units Air Conditioning Requirement

Please advise guests that the Kihei Akahi condos require the AC drip pan needs to be emptied daily and guests are asked to remember to do this to avoid overflowing of water, which can cause damage. The AC unit is always in the living room and the drip pan is out on the lanai and sits under the AC unit. The drip pan should be taken into the kitchen, emptied into the sink and replaced back into place on the lanai.

Maintenance Notification

Painting the exterior of the Royal Mauian Resort, including scaffolding from May 1, 2019 through October 30, 2019. During this time there should be minimal disruption to the use of the property. The painting company will have scaffolding lifts that will be hung from the roof top of the property in order to paint the exterior walls. The lift is only about the length of two lanais and will need to be moved periodically around the property to complete the painting.

There will be the need to access a few lanais in order for the contractor to complete some required concrete spalling repairs. All precautions will be taken to protect both exterior windows and lanai railings from any excessive paint splatter and spray. There will be a short period that the roof garden will need to be closed for both painting and rigging of the scaffolding. During this closure we will try to make BBQ's available on the ground floor for use by owners and guests.

As we get closer to the project date, Kawika’s Painting will provide us with a schedule as to when and what stacks they plan to be working on, as well as the potential dates for the closure of the roof garden.

All precautions will be taken to protect both exterior windows and lanai railings from any excessive paint splatter and spray. There will be a short period that the roof garden will need to be closed for both painting and rigging of the scaffolding. During this closure we will try to make BBQ's available on the ground floor for use by owners and guests.

As we get closer to the project date, Kawika’s Painting will provide us with a schedule as to when and what stacks they plan to be working on, as well as the potential dates for the closure of the roof garden.

30-day Vacation Rental Restriction

DO NOT BOOK THROUGH GATEWAY. Elite Vacation Rental non-permitted homes require a 30 day rental contract. You must call the supplier to confirm the dates you're requesting can be booked in a 30-day rental agreement window.  If your dates are available, Elite will provide you the start and end dates of the 30-day rental period.  You must set up your Itinerary for the full 30 days, which is not the guest's stay dates.  Pricing is the monthly flat rate provided by Elite divided by the 30 days on your Itinerary.

Rates are based on Double Occupancy per bedroom. Extra Person Charge is $10.20 per person per night and is taxable.
